Five areas I walk, drive and read the plans for. The map is traced from real geography; the notes are mine. Scroll, and I will take you through them.
Dubai Creek Harbour from the marina, at dusk.Business Bay along the Dubai Water Canal.Jumeirah Village Circle from above, at dusk.Dubai Hills Estate from orbit: the golf course in the middle, Al Khail Road top left.Al Wasl Plaza at Expo City, in Dubai South.
Five areas, one sheet.
The Gulf on the left, the Creek winding in from the north, the airports at each end. Five areas marked. Keep scrolling and the map will take you to each one.
On the Creek beside the Ras Al Khor wildlife sanctuary, facing Downtown across the water.
Along the Dubai Canal, next to Downtown and the Burj Khalifa district, with its own Metro station on the Red line.
Inland between Al Khail Road and Sheikh Mohammed bin Zayed Road: villas, townhouses and mid-rise apartments.
Around the Dubai Hills golf course between Downtown and Arabian Ranches, with Dubai Hills Mall and Al Khail Road alongside.
Beside Al Maktoum International Airport and Expo City, at the southern end of Expo Road.
Dubai Creek Harbour
For living in and investing.Dubai Creek Harbour from the marina, at dusk.
A new waterfront district on the east bank of the Creek, beside the Ras Al Khor wildlife sanctuary, with Downtown and the Burj Khalifa in view across the water. Towers, a promenade and a marina on a master plan that is still being built out.
Residential towers are still rising along the promenade and on the inner plots, which means most of what is for sale here is off-plan with construction-linked plans. Each tower has its own escrow account; I check the one on your receipt, not the one in the brochure.
People who want the water and the skyline view without the Downtown price, and investors who want a new district with a long build-out ahead of it, which cuts both ways: more supply arriving, and more years of construction next door.
What I ask before buying here
Which towers in this phase have handed over, and when, against their promised dates?
Where does the view go when the next plot in front is built?
How far is the walk to the nearest Metro station in July heat, timed, not on the map?
For investing and letting.Business Bay along the Dubai Water Canal.
The dense tower district on both banks of the Dubai Water Canal, directly south of Downtown. Offices and apartments side by side, Business Bay Metro on the Red line, Sheikh Zayed Road and Al Khail Road on either edge.
Most plots are built; what comes to market off-plan is infill towers and a few canal-front plots. Here I spend more time on the specific building than on the district: the developer, the plot, which way the windows face and what the service charges are in the finished towers next door.
Renters who want to walk to Downtown and investors buying for rental demand from people working in the district. Less suited to anyone who wants quiet.
What I ask before buying here
What do completed towers from the same developer charge in annual service fees?
Is the plot canal-front, or two rows back with a canal name?
What is the handover record of this developer, tower by tower?
For living in, investing and letting.Jumeirah Village Circle from above, at dusk.
A large circular community inland, between Al Khail Road and Sheikh Mohammed bin Zayed Road, laid out as rings of villas, townhouses and mid-rise apartment buildings with parks in between. No Metro station inside it; everything is by car.
Many small and mid-sized developers build here, and that is the point to understand: the district is one thing, the developer is another. The delivery record of the specific developer matters more here than anywhere else I work.
Families and first-time buyers who want space for the money, and investors who want rental demand from people who work along Sheikh Zayed Road and Al Khail Road.
What I ask before buying here
How many projects has this developer completed, and can I visit one?
Which ring and which plot: next to a park, or next to a future tower?
What is the drive to the nearest Metro station at 8 am?
For living in and investing.Dubai Hills Estate from orbit: the golf course in the middle, Al Khail Road top left.
A master-planned community around the Dubai Hills golf course, between Downtown and the older villa communities to the south, with Dubai Hills Mall and Dubai Hills Park inside it and Al Khail Road along one edge.
Villas and townhouses are largely built; apartment buildings and newer villa phases are still coming out off-plan from the master developer. I read the phase plan: what is finished, what is next door to your plot, and when the road in front of it opens.
Families buying to live, with schools and the park in walking distance, and investors who prefer one master developer over many small ones.
What I ask before buying here
Which phase is this, and what is scheduled on the neighbouring plots?
Is the view a golf view, a park view, or a view of the next phase?
What is the completion date in the SPA, and what is the grace period after it?
For investing and living in.Al Wasl Plaza at Expo City, in Dubai South.
The large planned district in the south of the emirate, beside Al Maktoum International Airport and the Expo City site, with Emirates Road and Expo Road as its spines. Low-rise residential districts, a golf community and a lot of land still to be built on.
This is early-stage ground: more plans than buildings in many parts, which is where off-plan prices start low and where the questions about timing matter most. I look at what has physically handed over, the roads that are actually open, and the distance to the nearest shops and school today.
Buyers with a long horizon who want to be early in a district that will take years to fill in, and people working around the airport and the Expo site. Not for anyone who needs the city around them now.
What I ask before buying here
What has handed over in this district so far, and who lives there now?
Which phase of the airport expansion is this plot next to?
How long is the drive to Downtown and to Dubai Marina, measured, not estimated?
Your instalments follow the floors, not the calendar
Off-plan means paying for a building that does not exist yet. A construction-linked plan ties each instalment to a stage you can see and verify. Read the sheet from the piles upward; the ledger fills with it, and the margin carries the checks I do before each payment.

Four things I check before you sign
The area, the developer, the plan, the handover. In that order, every time. A former project engineer, so I read a build programme the way a contractor does.
01
The area
What is there today, what is being built next to your plot, how long the drive really takes. I walk it before I recommend it; the field atlas above is where that starts.
02
The developer’s delivery record
Not the brochure: what they have actually handed over, when, against what they promised, and how those buildings look now. Then the SPA, the escrow account and the Oqood registration, line by line.
03
The payment plan, the rent and the exit
Instalments against construction milestones, the 4% DLD fee and the other costs, the rent a finished unit nearby actually earns, and what selling before or after handover would look like. Numbers you can check; no promises.
04
Through handover and snagging
I stay on the file after the deposit: progress updates with photographs, the handover inspection, the snagging list signed off before the last payment, and the title transfer. The job ends when the keys are in your hand.

Research you can check
Dated, sourced notes on how buying off-plan in Dubai actually works. Written for buyers, quoted with sources.
What does an off-plan property consultant in Dubai do?
An off-plan consultant helps you choose a development that has not been built yet: shortlisting developers by their delivery record, reading the sale and purchase agreement and the escrow arrangements, modelling the payment plan, and staying with you through handover. The developer pays the consultant’s commission, so my advice costs you nothing directly.
Is my money safe when I buy off-plan in Dubai?
Dubai requires developers to hold buyers’ payments in a project escrow account regulated by the Real Estate Regulatory Agency, and off-plan sales are registered on the interim register (Oqood) at the Dubai Land Department. Those are protections, not guarantees: I check the escrow account number and the registration before any payment leaves your account.
What is a construction-linked payment plan?
A plan in which each instalment falls due when the project reaches a certified completion percentage, rather than on fixed dates. A 60/40 plan, for example, collects 60% during construction and 40% at handover. The Build Ledger on this page walks through one.
What fees are there on top of the price?
The Dubai Land Department charges a registration fee of 4% of the property value, plus administrative fees; a registration trustee fee applies at transfer, and service charges start at handover. If you borrow, a mortgage registration fee applies on the loan. The field notes list each item with its source.
Do you work with buyers who speak Hindi, Malayalam or Tamil?
Yes. I advise in English, Hindi, Malayalam and Tamil, and I grew up in Kerala. Every document is still in English; what changes is that you understand it before you sign it.
Can you help if I am not in Dubai?
Most of my clients buy from abroad. Site visits, document reviews and developer meetings happen on your behalf, with photographs and notes sent on WhatsApp, and the signing can be done remotely through a power of attorney where appropriate.
Talk to me in your language
One message is enough to start. I reply on WhatsApp, usually the same day, with the first questions I would ask before you buy.
Tell me the area and the budget, and I will tell you what I would check first.
